Jakarta (24/04/12) – National property developer, PT Intiland Development Tbk continues to strengthen its hotel line of business by expanding its Whiz Hotel chain in cities across the country. Through one of the company’s subsidiaries, PT Intiwhiz International, Intiland presents its Whiz Hotel chain in the city of Bogor, West Java.On April 24, 2012, the board of directors of Intiland and Intiwhiz held the groundbreaking ceremony of Whiz Hotel Bogor, which signaled the first stage of the construction. The location of the hotel is on Jalan Padjajaran, a main thoroughfare and a favorite tourist hub in Bogor.
Moedjianto Soesilo Tjahjono, President Director and CEO of Intiwhiz, said that Whiz Hotel Bogor is to be the company’s eighth hotel, after those in the cities of Yogyakarta, Semarang, Balikpapan, Jakarta and on Bali Island. “Bogor was chosen to build a Whiz Hotel as the city features leading points in terms of location, demography and business potential for future development,” Moedjianto said, after the groundbreaking procession in Bogor.
According to Moedjianto, Whiz Hotel Bogor is located in a strategic location and is accessible as it is only 10 minutes away from Bogor toll gates. Aside from that, Jalan Padjajaran is a vast-growing business and tourism spot, with many hotels, restaurants and shopping places mushrooming in the area.
“The Jalan Padjajaran corridor is growing fast and is becoming the most favorite tourism spot. Besides its location, which is in the close proximity to government offices and Bogor Institute of Agriculture, the area has a number of famous tourism spots such as Bogor Botanical Garden and Bogor Palace. And now the area has also become a culinary tourism spot with its many famous restaurants,” Moedjianto said.
Whiz Hotel Bogor is to be an eight-floor building, standing on an area of 1,442 square meters. The hotel will have 132 rooms, divided into two types: twin standard rooms and double standard rooms, with the room average area of 16.5 square meters. Other facilities which the hotel will provide are a meeting room accommodating up to 100 people, a breakfast room, a swimming pool and a basement parking area accommodating around 30 cars.
Moedjianto is optimistic that Whiz Hotel Bogor will be one of the favorite hotels in Bogor. This is despite the mushrooming of new hotels along Jalan Padjajaran. He said that Bogor has a very big market niche for hotel industry as it is a tourism destination and is a city of education. Besides, the location is relatively close to Jakarta.
“With only one-hour drive from Jakarta, Bogor is one of the favorite tourism spots as well as a good place to conduct MICE (meeting, incentive, convention, and exhibition) for many companies in Jakarta,” he added.
Based on the data released by the municipal government of Bogor, there are at least 50 hotels, ranging from one-star to five-star hotels in this rainy city, with average occupancy rate of 65-70 percent.During the weekends or holiday season, the occupancy rate significantly increases, and sometimes there are cases of not enough accommodations. The hotel market potential is also increasing along with the improvement of infrastructures, such as the construction of Bogor Outer Ring Road, which adds to the number of accesses to and from Bogor.
Ready For 2013
The management of Intiwhiz estimates that the development process of Whiz Hotel Bogor will take around 14 months, and the management has targeted the hotel would be ready to operate in mid-2013. The hotel has a target market of business travelers, who demand for clean, practical, comfortable and easily accessible accommodation.
“With its strategic location and having clear target market, Whiz Hotel Bogor is sure to become one of the favorite hotels. We are targeting an occupancy rate of 70% within the first year of operation,” Moedjianto asserted.
The management of Intiwhiz is of the opinion that the present time is the right momentum for building hotels, especially two- and three-star hotels. The potential is evident from a number of factors, such as economic growth, the number of tourists and the number of airplane passengers.
Hotel market potential in Bogor is apparent in the number of tourists which continues to increase. In 2011, the number of tourists visiting Bogor was recorded at 2.97 million people. 2.82 million of them were domestic tourists, and around 146 thousand people were foreign tourists.
Indonesian Hotel and Restaurant Association sees the prospect of the national hotel industry will improve this year. The association is targeting the occupancy rate of hotels in Indonesia to reach 65-70 percent, an increase from 60-65 percent recorded in 2011.
From the data quoted above, Intiwhiz’s management is sure that hotel industry in Jakarta has ample room for growth. Up until 2015, it is estimated that there will be an addition of around 3,500 new hotel rooms and 1,350 of these rooms should be ready by the end of this year.
Besides developing Whiz Hotel Bogor, at the beginning 2012 Intiland also started the construction of Whiz Hotel Cikini, Menteng, Jakarta. Aside from these two hotels, this year the company will also start the construction of Whiz Hotel Palangkaraya and Whiz Hotel Makassar. In addition, the company plans to open two hotels in Kelapa Gading, North Jakarta, one three-star hotel in Nusa Dua Bali, and another one in Balikpapan.
With the company’s plan to continue developing its hospitality line of business, Intiland will expand Whiz Hotel chain, reaching many cities in Indonesia.
