Amesta Living Launches Setara Community Center and Verge Space

Surabaya (9/4) – An integrated residential area in East Surabaya, Amesta Living, has officially launched the Setara Community Center and its newest commercial-residential product Verge Space. The debut of these two offerings marks a strategic step in strengthening a balanced and integrated living ecosystem in the East Surabaya region.

David Hosea, Director of PT Graha Abdael Sukses (GAS) explained that the Setara Community Center embodies the Company’s commitment to enhancing the quality of life for Amesta Living residents. Developed on a 900 m2 plot, Setara Community Center features a two-story building equipped with various facilities, including a swimming pool, a multi-purpose hall, and meeting points that function as both coworking spaces and community hubs.

The communal facility is designed with a Japandi concept, emphasizing aesthetic appeal through the use of natural colors, materials, and multifunctional furniture to maximize space. Upon entering the lobby, visitors are greeted by a calm and airy atmosphere, complemented by an exhibition of children’s artwork.

The spacious multi-purpose hall is available for residents to host various activities. Furthermore, the Setara Community Center offers opportunities for collaboration with external parties looking to organize both private and public events.

“The Setara Community Center is part of Amesta Living’s transformation into an increasingly vibrant area. We want to provide a space where residents can connect and collaborate, utilizing it for activities such as home businesses, education, well-being, and socializing,” said David Hosea in a statement in Surabaya, Thursday (9/4).

Amesta Living is an integrated mixed-use development by PT Graha Abdael Sukses (GAS), a joint venture between PT Intiland Development Tbk (Intiland; DILD) and PT Abdael Nusa. Strategically located at Zero Point of the Outer East Ring Road (OERR) in East Surabaya, the 60-hectare development offers a wide range of property needs, from landed houses and retail to SOHO and lifestyle malls.

Alongside the enhancement of communal facilities, Amesta Living introduced Verge Space, an innovative multifunctional home-business product designed for modern lifestyles. Verge Space units are two-story buildings where the first floor serves as a business space and the second floor as a private residence, featuring separate access.

Verge Space offers units with 2 bedrooms, 2 bathrooms, and 1 carport, with various building sizes ranging from 5 x 17 m to 5 x 21 m. Verge Space is slated for a limited release of only 14 units is planned, with prices starting from Rp 1,5 billion per unit.

David Hosea noted that the development of Verge Space was inspired by the growing double income families phenomenon among young couples. This choice is not just about increasing income, but also about building financial independence and professional career growth.

“Verge Space is a solution for maintaining a balance between work and a comfortable, harmonious life. Each unit is designed to provide a warm living space alongside a flexible and aesthetic business area,” said David Hosea.

The seamless integration of residences, the Setara Community Center, and Verge Space is projected to increase the competitiveness and investment value of properties in East Surabaya. Through a modern and sustainable development concept, Amesta Living continues to evolve as an integrated hub capable of meeting the diverse daily needs of its residents.

“The presence of Setara Community Center and Verge Space is a testament to our commitment to increasing the investment and asset value for consumers who have placed their trust in Amesta Living. We believe Amesta Living is the best choice for living and a high-potential long-term investment instrument,” David Hosea added.

Market Dynamics

The Company has observed the rapid development of East Surabaya as a preferred location for living and business. Property market dynamics, changing consumer preferences, and the urban development direction of Surabaya are key factors driving the region’s progress.

Hartono Chang, Head of Marketing and Sales at Amesta Living explained that the location at Zero OERR is a major advantage for urban mobility. The residential area offers easy accessibility, including direct connection to the OERR, quick access to Juanda International Airport, and proximity to various educational institutions, healthcare facilities, and shopping centers.

Hartono Chang is optimistic that Amesta Living can effectively tap into the market potential of East Surabaya. As of the first quarter of 2026, over 400 units have been sold with more than 250 families already residing in the area.

“Amesta Living residents have diverse profiles, though most are professionals and young families. They appreciate living in this area because the location is strategic, green, safe, and features a clean environment,” said Hartono Chang.

Designed as an integrated residential area, every cluster in Amesta Living is equipped with facilities such as jogging tracks, playgrounds, and communal corners. A water promenade on the main road also serves as a space for recreation and exercise.

Hartono Chang projects that the housing market in Surabaya will continue to grow alongside the rising demand for quality homes. The Company will continue to strengthen its landed house segment in response to shifts in consumer preferences and purchasing power.

“Consumers today tend to prefer homes that are not necessarily sprawling but are located within a well-managed environment with easy access to transportation and economic centers,” he concluded.

The Company remains confident that Amesta Living can meet the increasingly dynamic property needs of the community, standing as a commitment to providing a modern, comfortable, and safe residential development.***
