Total Bangun Persada will work on the construction of SQ Rés starting in early 2021, with a target of completion in the first quarter of 2023.

The signing of the memorandum of appointment for Total Bangun Persada as the principal contractor was carried out by Utama Gondokusumo, Vice President Director & Chief Operating Officer of Intiland, and Janti Komadjaja, the President Director of Total, at the SQ Rés Marketing Gallery, Jakarta, on Monday (23/11). This momentum made manifest Intiland’s commitment to completing the construction of the SQ Rés project on time.

The commencement of the construction work stage, according to Utama, is an important milestone or achievement of the construction of the SQ Rés apartment. Intiland expresses appreciation to all consumers who have put their trust and investment in buying SQ Rés apartment units.

“We entrust it to Total because it has a strong reputation and track record in building various kinds of property projects, especially high-rise residential development. We have a history of success together in developing several recent projects, such as 1Park Avenue, 1Park Residences, and Regatta,” said Utama after the signing of the memorandum of cooperation with Total in Jakarta, Monday (23/11).

As the principal contractor, Total is responsible for completing the structural, electrical, plumbing, and finishing works. The entire work process is ensured to apply health protocols strictly, given the Covid-19 pandemic situation. The construction process is estimated to take around 27 months, and thus the Company projects that the handover of units to the buyers can take place starting from the first quarter of 2023.

“SQ Rés is part of the development of the integrated area of South Quarter, notably one of Intiland’s key projects. This integrated area provides a variety of needs and functions such as offices, business, residential, commercial as well as lifestyle,” he said further.

Janti Komadjaja expressed her appreciation for Intiland’s trust in the construction of SQ Rés. As one of the leading national property contractors, Total is committed to quality standards of work, in line with its motto, “Pride & Excellence in Construction”.

According to Janti, collaborating with Intiland is a source of pride for Total. Most of Intiland’s projects have a sound and unique design concept, which poses a unique challenge for Total, in terms of quality, construction engineering, and timeliness of the work completion.

“This collaboration is a good synergy between the two companies that have proven their capabilities and track records. We are happy to assist Intiland in producing property masterpieces that are beneficial for the development of the city,” said Janti further.

Sustainable Development

The development of SQ Rés is one of the Company’s strategies in strengthening the mixed-use & high rise development segment in a sustainable manner. Apart from SQ Rés, the Company currently has a number of residential apartment portfolios such as Regatta, Fifty Seven Promenade, 1Park Avenue, Aeropolis, and Graha Golf, The Rosebay and Praxis apartments which are located in the city of Surabaya.

The Company presents SQ Rés as a high-quality, modern high-rise residence that answers the needs of an increasingly dynamic urban community. Occupying a development area of 1.3 hectares, the Company allocates 65% of the area for green areas designated as parks and outdoor areas.

SQ Rés provides 700 apartment units divided into two 21-floor towers. A total of 364 apartment units are in tower D and the remaining 336 units are in tower E. Of these two towers, the Company had launched one tower in 2018, whose units have been sold up to 70%.

Permadi Indra Yoga, Intiland’s Director of Business Development, explained that the high interest of the community in owning SQ Rés apartment units has been inseparable from Intiland’s strong reputation as a developer, as well as with the development theme being “Oasis in the City”. This concept offers a modern resort-style residence equipped with comfortable facilities and areas to socialize, relax, and gather with friends or family.

“We always try to present innovative residential products that are able to meet the expectations of an increasingly dynamic urban community. Fulfilling the factors of comfort, safety, and the availability of various necessary facilities are important aspects for consumers,” said Yoga further.

Along with the emergence of public awareness of the importance of environmental sustainability and energy savings, the development of SQ Rés has also prioritized environmentally friendly principles. On the facade of the SQ Rés building, for example, a filter screen is used to reduce exposure to direct sunlight entering through the windows.

The SQ Rés Apartment also uses a type of double-glazed glass to improve the thermal performance of the facade and reduce the use of electrical energy for air conditioning needs. The use of this type of glass reduces exposure to sunlight and noise that enters the space, so that the use of electricity for air conditioning becomes more efficient.

Apart from providing many alternative unit choices, the SQ Rés apartment also provides a range of amenities and conveniences for families. They are, for example, swimming pool, jogging track (eleveted walkway), gym, library, cafe, and children’s play area.

For shopping for daily necessities, residents will only need to walk to the supermarket at SQ Dome which is located in one area. SQ Rés is also equipped with a 24-hour integrated security system for residents. There are also various community concierge facilities, such as housekeeping, laundry service, and shoes and bag maintenance.

According to Yoga, living in a residence located in an integrated mixed-use area offers many advantages, such as in the South Quarter area of 7.9 hectares. Currently, many multinational companies, such as Citi, General Electric, Coca Cola, Nissan, and Tupperware, have their offices at South Quarter. Also it is strategically located between the Lebak Bulus MRT Station and Fatmawati MRT Station, offering residents the convenience of doing their routine mobility as part of the urban society.

SQ Rés Apartments also offer many advantages in terms of location. Located in the most premium corridor in the central business district of TB Simatupang, the location is close to a lifestyle center that has developed rapidly, such as in the Pondok Indah area.

“Its strategic location with modern public transportation facilities is one of the main advantages of SQ Rés. The location is close to various public facilities, such as international schools, hospitals and shopping centers that can be reached on foot,” said Yoga further.

The development of the SQ Rés apartment is a collaboration between Intiland and the Government Investment Corporation (GIC) of Singapore. GIC Singapore is an investment arm of the Singapore government, and is Intiland’s strategic partner in the development of the South Quarter area.

South Quarter office area prioritizes the concept of sustainability to create a more comfortable and productive work atmosphere. South Quarter has a unique design with the application of environmentally friendly elements and is one of the green buildings in Jakarta that maintains a GOLD certification in Design Recognition from the Green Building Council Indonesia (GBCI). ***
