Amesta Living, a Strategically Integrated Residential Area in East Surabaya

 

Surabaya (11/11) – The rapid development of the city of Surabaya in East Java has boosted the rising public demand for property products, including residential, commercial, office, and shopping centers. Renny Yolanda, Vice Chief Executive Officer of PT Abdael Nusa, said that collaboration with Intiland was nothing new: In 2003 Abdael Nusa collaborated with Intiland for the development of an exclusive residential cluster in the Graha Famili residential area in Surabaya.

She said that the development of Amesta Living is a strategic synergy between two property developers who have a proven track record and successful experience in developing property projects. This collaboration combines both parties’ experience, strength of resources, and a common vision to present the best property products for the community.

“This is an idealistic project and we have thought about all of its aspects in detail to help people have comfortable and affordable housing,” said Renny Yolanda further.

The location of the Amesta Living area at the OERR is very strategic because it is a national road. This 60-meter wide road stretches from the north side of the city of Surabaya to near Juanda International Airport, in Sidoarjo. It takes only about 10 minutes to Juanda International Airport. This area is also close to various public facilities as well as toll road access connecting Surabaya, Sidoarjo, and Mojokerto.

“The development of Amesta Living is planned into several stages. This initial stage is for residential facilities and the next stages will be developing commercial, business, retail, apartment and other facilities,” said Hans Wibisono.

The first phase of development covers an area of ​​10 hectares, intended to provide residential facilities for the development of around 700 housing units. In the initial development, it is planned to build 300 units of two-story compact houses, divided into various types according to size.

First, the Nora type, has a land area of ​​40 m2 with a building area of ​​53 m2. This type offers two bedrooms, a family room, a bathroom, and a carport. The second option is the Sora type, which comes with two options, namely the Standard unit with a land area of ​​50 m2 and a building area of ​​57 m2, and the Deluxe unit with a land area of ​​60 m2 with a building area of ​​63 m2.

The third type is Terra, the unit with the largest size. Terra has two bedrooms, two bathrooms, and a carport. This type of house comes in Standard unit, with a land area of ​​60 m2 or 72 m2 with a building area of ​​71 m2, and a larger variety, the Deluxe unit whose area is ​​90 m2 with a building area of ​​75 m2. This type has three bedrooms, two bathrooms and a carport.

Targeting the segment of millennials, young families, and first-time home buyers, units at Amesta Living feature a Japandi (Japan and Scandinavian) design concept conceived by renowned architect Budhi Harmunanto. The design of the house prioritizes aspects of balance, simplicity, practicality, order, functionality, and multi-usability.
